What this product is
- Map visualization and screening analytics for public SOS tax-forfeited and county tax-sale lists in covered counties.
- Optional commercial property context reports (Parcel Snapshot) that combine our map fields with third-party data APIs.
What this product is not
- A sale of land or of any property interest.
- A guarantee that a parcel is still listed, correctly priced, or free of liens, flood risk, access issues, or boundary problems.
- A substitute for a deed search, abstract, survey, environmental review, or attorney opinion.
- Investment, tax, or “get rich on cheap land” advice.
Maps, pins, and addresses
Pins use parcel geometry (often the centroid). SOS or notice text can show a different city or street than the pin. When they conflict, treat the pin / county GIS site as the location hypothesis and confirm on official sources. Tax maps support taxation; they are not legal boundary surveys.
Upstream systems
Government portals and commercial APIs go down, change, or return errors. We cache and republish on our cadence; this is not a live feed and not “guaranteed access” to state land.
