Terms of Service
Parsed Parcels is a B2B research software product: map-based GIS screens and analytics over public Mississippi land inventories. We sell software access — not land, not title, not bids.
1. What we sell
We provide software dashboards, filters, scores, and related research tools (“Services”) for public tax-forfeited and tax-sale inventory context in covered Mississippi counties. Optional add-ons (for example Parcel Snapshot reports) summarize third-party commercial data with our map context.
- We do not sell real estate, certificates, or any interest in land.
- We do not process bids, escrow, closings, or applications to the State.
- We do not provide legal, title, survey, tax, or investment advice.
2. Accounts & access
Paid Atlas access is tied to the email used at checkout. Keep credentials confidential. Sharing a login to evade pricing may result in suspension. We may revoke access for abuse, automated harvesting that harms the Service, ToS violations, or card disputes filed after access was clearly delivered (see Refund Policy).
3. Public data & accuracy
Inventory fields originate from public sources (including Mississippi Secretary of State systems and county notices) and may be incomplete, delayed, or wrong. Map pins use parcel geometry centroids; listing text (city/street) can conflict with the pin. County tax maps are for taxation context — they are not a substitute for a survey or deed. We do not guarantee continuous availability of upstream government websites or that any parcel remains listed, priced, or purchasable.
4. Acceptable use
- Use the Services for lawful research and diligence support.
- Do not attempt to bypass access controls, harvest the full dataset by automated means beyond normal interactive use, or resell raw exports as a competing data feed.
- Do not use the Services to build unsolicited outreach lists based on living persons’ contact details. We intentionally minimize person-name search and contact fields on free layers.
5. Fees, renewals, cancellations
Subscription prices and one-time add-ons are shown at checkout / on Pricing. Subscriptions renew until you cancel in the billing portal for your payment provider. After cancel, access normally continues through the period already paid. Taxes may be collected by our merchant of record or as required by law.
6. Intellectual property
The software, layout, scoring presentation, and branding are owned by Parcel Labs LLC. Underlying public records remain public. Third-party commercial data in reports remains subject to those providers’ terms.
7. Disclaimers & limitation of liability
Services are provided as is for research screening only. To the fullest extent permitted by law, Parcel Labs LLC is not liable for decisions to apply, bid, buy, or forgo property; for boundary or title disputes; or for upstream outages. Aggregate liability for any claim relating to the Services is limited to the fees you paid us for the Service in the three months before the claim.
8. Changes
We may update these Terms. Material changes will be reflected by the effective date on this page. Continued use after the effective date means you accept the updated Terms.
9. Governing law
These Terms are governed by the laws of the State of Mississippi, without regard to conflict-of-law rules. Venue for disputes lies in state or federal courts located in Mississippi, unless applicable consumer law requires otherwise.
